Abstract


MEASUREMENT OF THE FACTORS AFFECTING THE HOUSING PREFERENCE OF CONSUMERS BY AHP: A CASE OF GIRESUN PROVINCE
As a result of technological developments in recent years and increasing competition conditions, the world has undergone a major change. The needs and expectations of individuals have changed as a result of the developments. In this context, housing sector has experienced changes as in every field. It has become important for the construction companies that want to gain competitive advantage against these changes in the housing sector by identifying customer needs and expectations and creating products and services accordingly. The way to stand out among the rivals especially in the housing industry is to understand customer demands well and to follow customer-oriented strategies. It is possible that each household will make certain decisions about housing preference at a stage of family life cycle. Although the housing decisions of the households actually involve the decision to move and the choice of a new house, the process of making these decisions is very complex. Because the variable conditions can reveal a large number of different housing decisions. Housing affordability is a complex issue that should not be evaluated only in terms of economic viability. In order to increase the quality of life and the sustainability of the society, the environmental and social aspects of the housing must also be taken into consideration. In this study, it is aimed to weight the criteria that affect housing preference by considering various economic, environmental and social criteria. For this purpose, weighted criteria were determined by using AHP method. According to the results of AHP, the most important main criterion is was “Location of the House“. On the other hand, the main criterion that has the least effect on housing selection criteria is was “Environmental Sustainability of Housing”.
